Block Management Services
Griffiths Property Management Ltd is a tailor made company that was set up to satisfy the expectations and requirements of the leaseholders, freeholders and lease agreements of purpose built apartments blocks under property management schemes. We specialise in the day to day management of general and planned maintenance and services including the handling of all accounts and sinking funds. We ensure that the current market values of the properties that we manage are sustained, carrying out regular inspection of the property and grounds, and the close monitoring of the services provided. Our Management Company offers a full Residential Block Management Service and an in house’ Letting Service; both of which have been tailored to achieve the most efficient and cost effective management practise possible.
Management Criteria:
· Provide a professional Management and Administration service for a competitive rate
· Offer only required services and at a reasonable cost and frequency
· Work closely with the opinions and needs of the leaseholders and Freeholder in order to provide
the best tailor made service possible.
· Be available to contact when there are problems, and be able to act quickly and efficiently in finding solutions.
· Keep all Leaseholders and Freeholder informed and up to date on pending issues or items affecting
the general services, budgets or management
· Be a local and friendly Management team that looks out for the best interests of the Leaseholders and the Residents
Summary of Management Responsibilities:
Management and Administration
· Ensuring that all Building Insurances are valid and sufficiently budgeted for
· Periodic H+S Inspection and Review
· Yearly Fire Risk Assessment and Review
· General Building and Grounds Inspection
· Recording meter readings and arranging payment of Landlord Utilities
· Preparing all letters/ notices and itemised bills
· Managing Service Charge Budgets and Accounts
· Handling of Sinking Fund Accounts and Expenditure
· Completing Yearly Audits and Tax Accounting
· Arranging, replacement and monitoring of all Services provided
· Prepare end of year accounts for AGM and Companies House on behalf of the Directors of the Management Company.
· Constant improvement of Management strategy, efficiency of services and cost reduction
Building and Grounds
· Landlords Utilities
· Health and Safety Inspections
· Providing Window Cleaning Services
· Providing Bin Store Cleaning and Pest Control Services
· Providing Services to take care of the general tidying up of communal grounds
· Providing a Grass Cutting Service
· Maintaining and seasonal replanting of Flower Beds
· Providing all other general maintenance and cleaning services that are required
